Second and Third Bedrooms: Both these bedrooms are furnished with queen-sized beds, offering spacious comfort. These rooms share a well-appointed bathroom, equipped with a bath, shower, and single vanity. The two bedrooms are interleading, making them perfect for families traveling with children, as they can enjoy proximity while maintaining their own space. Both rooms also enjoy views of the sea, ensuring that every moment spent indoors is a reminder of the breathtaking surroundings.
Living and Dining Area: The open-plan living and dining area is designed for both relaxation and entertaining. It includes comfortable seating for up to 7 people, where you can unwind after a day at the beach or gather for a family meal. Kitchen and Amenities: The well-equipped kitchen caters to all your culinary needs. It features a gas hob, dishwasher, washer, dryer, Nespresso machine, and even an air fryer, ensuring that preparing meals or snacks is both easy and enjoyable. Whether you prefer cooking at home or grabbing a quick bite, the kitchen offers everything you need to feel at home.

What’s Included:
Housekeeping: To make your stay even more convenient, housekeeping is provided Monday through Saturday (excluding Sundays and public holidays). Additional housekeeping services can be arranged upon request to ensure your home remains pristine throughout your stay.
Things to Be Aware Of:
Stair Access: Please note that the property is accessed via approximately 75 stairs, which adds a bit of a challenge for those with mobility concerns. However, the incredible views and peaceful atmosphere make the climb well worth it.
Shared Entrance and Privacy: The property shares a main entrance with two other units on the grounds, and it overlooks another unit. While the setting is private and peaceful, guests should be aware of this shared space when it comes to the overall experience.
Load Shedding Backup: To ensure your comfort during power outages, the property is equipped with emergency lamps and Wi-Fi backup, so your stay remains uninterrupted.
Child Policy: Backline Views welcomes guests of all ages, making it an ideal destination for families. The property’s design and amenities cater to both adults and children, ensuring a comfortable stay for all.
Smoking Policy: For the safety and comfort of all guests, this property operates a strict non-smoking policy, both inside and outside the premises.
Noise Policy: As the home is located in a peaceful residential area, noise levels must be kept to a minimum to respect the neighbors. A noise monitoring device is installed to help ensure the tranquility of the environment is maintained.
Cameras: For the safety and security of all guests, exterior cameras monitor the property’s driveway.
Parking: On-street parking is available on a first-come, first-serve basis. Guests are encouraged to plan accordingly, as parking availability can fluctuate depending on the time of day.

Important Information
Arrival & Departure
Standard check-in time is 2pm on the day of arrival.
Check-out time is before 10am on the day of departure.
We will try to accommodate all other arrival and departure times. If you have any special requests, please contact the office to arrange this prior to the date of your arrival.
To guarantee early arrivals or late departures, an additional fee of half a day's rental may be charged.
Upon check-in, you may be required to produce proof of identification and your credit card.
Should guests not check-out at the agreed time on the check-out date, the manager will be entitled to charge for the overstay at a rate of up to double the average rate of their current stay, plus all applicable Guest Fees, Taxes and any legal expenses incurred.
It is important to note that by agreeing to our terms and conditions, the guest authorises the Property Manager to utilise their deposit to cover any breakages or damages to the property.
Payment Terms
In order to confirm a reservation, a deposit payment of 50% is due within 48 hours of written confirmation of booking.
A balance payment of 50% is due 40 days prior to arrival.
We require verification on TRUVI OR a cash payment of up to R50,000 for damage deposit purposes.
Our properties are protected by TRUVI – a globally recognized trust and safety company that allows hosts and guests to confidently transact. Please note that once you have booked, you will be contacted directly by TRUVI to complete your booking validation, which includes ID verification. We also use TRUVI to collect either a fully refundable deposit (plus a non-refundable admin fee) or a non-refundable damage waiver.
We charge a once-off per booking fee.
Smoking Policy
All our properties are strictly non-smoking. This includes cigarettes, pipes, cigars, hubbly bubblies and marijuana.
Please note that any guests who smoke inside a property will be levied a R5,000 fine per incident. This is payable directly to your Host by card payment or cash. Additional charges may be levied for professional upholstery, linen and curtain cleaning and sanitising.
Liability

Events Policy
Our properties are for Accommodation purposes only. We do not act as a hosting venue nor are our properties intended for such use.
Cancellation Policy
All bookings will receive a refund, less 20% administrative fee if cancelled more than 60 days prior to the arrival date.
Bookings cancelled between 60 & 32 days prior to arrival, forfeit the deposit.
Bookings cancelled within 31 days of the arrival date, forfeit the full payment.
Refunds and waiver of cancellation policies are at the discretion of management and the ability to re-let the property.
In the event that your cancelled dates are rebooked, the Property Manager will charge an 11.5% booking fee and the guests will receive a refund for the balance.
An administrative fee of 20% will apply to all cancellations.
We advise all guests to take out cancellation insurance.
