Delightful luxury apartment with the "best views". Yes! You get views in Simonstown from most homes. But this is special over the pretty yachts, the bay and mountains.

High against the mountain amongst nature. Peace & quiet. This romantic 2 bedroom apartment en-suite ideal for 4. A small lounge with kitchenette and the outside deck. You are walking distance to town but only the real fit will walk back.

Although you'll see a pool and braai area these are ONLY available on REQUEST.

The place is part of three areas; Eagle's Nest is at the top with 70 steps from the street. If you have any issue with steps don't stay here :)

There is no real dining area. Dining is around the lounge table. There are two small tables inside and another on the deck.

The kitchenette is basic with one plate stove and convection microwave oven. Not ideal for major cooking.

NB>> The pool and braai area is dedicated to the main middle apartment.

The pool and braai area is not available. Upon arrival only can we check if no one is at the middle apartment.

If available on ARRIVAL speak to the host. It may then be shared with the bottom apartment.

At the middle area is a small apartment where the house "guard" and his wife lives.

Laundry service available on request from a service which picks up and delivers. Not free.

Important Information

- Requests for an early check in (before 2pm) or later departure (after 10 am) are always subject to the availability and convenience of the staff.

- In order to guarantee a check in and/or check out at times other than those set out, an additional charge of 50% of one nights rental cost for the Property will be payable in advance. You will be provided with directions and instructions for the check in and check out procedure separately. For arrivals after 6pm or before 8 am an additional cash after hours check in fee will be charged.

- Peak season has a minimum stay of 14 nights.

- A cleaning fee is required. Housekeeper: Monday to Friday 8.30am to 2:30pm included (exclude public holidays)

Agreement Fee:
- A contract fee applies for each booking.

- Pools are generally serviced weekly and while we will endeavour to arrange additional cleaning services if required during your stay this is not always possible on weekends and holidays and we cannot always guarantee pools remaining completely clean during occasional periods of extreme weather conditions.
• Child safety issues – open pool, steps in house and outside, steep drop off

- Gardener: Twice per week

Security Deposit:
- You have been notified of the separate security deposit that will be required in addition to the Total Cost (“Security Deposit”). The standard security deposit is stated in the Required Reservation info email. This is held by the Agent or Villa. The Security Deposit will be held against the cost of any damage or breakages to the Property or its contents, as well as any telephone charges or lost keys. Any charges to be deducted from the Security Deposit will be notified to you within 14 days of the end of the rental period, after which the remainder of the Security Deposit shall be returned.

Early departure or late arrival:
- Should you arrive late or wish to check out / vacate the property prior to your agreed arrival departure dates, the agreement will remain binding for the full period, and all monies will remain payable.

Important request:
- This is a no smoking property and smoking will only be allowed outside away from open windows and doors so no second hand smoke travels into the house.

Departure rules And Cleaning Responsibility:
- The owner/managers gives you a clean and neat place. When you depart please leave the accommodation tidy. This includes, but is not limited to getting rid of all waste and ensuring rubbish is removed on days given to you by the manager. An amount will be deducted. You need to also ensure you leave the accommodation secured.

Cancellation Policy

Cancellation by guests:
- If you wish to cancel the booking, the person who signed the booking form must do so by notifying us in writing via email. Your notice of cancellation will only be effective from the date of its receipt by us – called cancellation date.

- On cancellation of any accommodation the managing agent don’t manage the cancellation policy of the managing agency of the accommodation will apply if stricter than the managing agent cancellation policy below.

On cancellation of any homes the managing agent manage or market for the owner:
- Any booking cancelled more than three months prior to arrival date pays a 10% fee of total rental fee.

- Bookings cancelled between 90 and 60 days of arrival date pay a 25% cancellation of total rental fee.

- Bookings cancelled between 60 and 30 days of arrival date pay a 50% cancellation fee of total rental fee.

- Bookings cancelled less than 30 days from arrival date pay a 100% cancellation fee of total rental fee.

- Refunds and waiver of cancellation policies are at the discretion of management and the ability to re let the property.

- We advise all clients to take out cancellation insurance.
