Bedrooms & Accommodation

Kaldene comfortably sleeps up to 10 guests in five beautifully appointed bedrooms. The upstairs master suite is a luxurious retreat with its own en suite bathroom and air conditioning. Downstairs, three double bedrooms share a spacious bathroom and offer comfort and privacy for guests or family. A separate annex houses the fifth bedroom, which includes an en suite, kitchenette, and its own entrance—ideal for guests seeking a little extra privacy.

Important Information

Liability and Insurance:
-The Owner and Agent accept no liability for loss, damage, or injury resulting from:
-Structural defects, fire, theft, or utility/service failures;
-Acts of nature (force majeure) or negligence by the Guest;
-Actions or omissions of third parties or neighboring guests.

*Guests are responsible for the supervision of children, especially around pools or other hazards.
*It is the Guest’s responsibility to obtain adequate travel, health, and liability insurance.
*The Agent and Owner hold no liability for incidents occurring under the influence of alcohol or drugs.

Occupancy and Property Use:
*Check-in: From 14:00 on the date of arrival
*Check-out: By 10:00 on the date of departure (late check-outs may incur fees)
*Any defects must be reported within 48 hours of arrival.
*Any increase in guest numbers must be pre-approved and may be subject to additional charges.
*Unauthorised overnight guests constitute a breach and may result in immediate eviction.
*Subletting or assignment of the rental is strictly prohibited.
*Guests must not:

-Cause property damage or void insurance policies;
-Attempt self-repairs—all breakages must be reported immediately;
-Breach building rules, create noise disturbances, or bring fireworks or hazardous materials;
-Hang washing from windows/balconies or use the premises for non-residential purposes;
-Bring pets, unless explicitly permitted in writing;
-Leave the property unsecured or improperly dispose of waste.

*The Agent may conduct property inspections with a minimum of 24 hours’ notice.
*Lost keys incur a replacement charge of R50 per key.

Breakage & Security Deposit:
*Guests are required to sign deposit documentation prior to occupancy.
*The Agent is authorised to deduct amounts from the security deposit to cover:

Damage, breakages, unpaid services, or fines:
*The security deposit may not be used as a substitute for rental payments.
*Deposit refunds will be processed within 2 months of departure, or longer where repairs or external contractor quotes are required.

Cancellation Policy

Guest Cancellations:
*All cancellations must be submitted in writing.
*Cancellations will only be effective upon receipt and acknowledgment by the Agent.
*The following cancellation penalties will apply:

Days Prior to Arrival Amount Forfeited
42 – 62 days 75% of total amount
28 – 41 days 80% of total amount
Less than 28 days 100% of total amount

*Refunds are only processed if the property is re-let for the same dates and value. A 30% cancellation fee applies regardless.
*Guests are advised to secure comprehensive holiday/travel insurance.
*Certain properties may be subject to alternative cancellation terms, which will be disclosed at the time of booking.
*Cancellation fees must be settled within 7 days, even if an insurance claim is being processed.
*An administrative fee of 20% will apply to all cancellations.
