Kylemore 404 is a two bedroom holiday apartment in Cape Town, decorated in rich leathers with gorgeous vintage finishing touches. This is a lovely comfortable space to enjoy the marina and all that Cape Town has to offer.
The main bedroom is furnished with a King-size bed and an en-suite bathroom with a bath and a shower. The second bedroom is furnished with twin beds. The second bathroom has a shower.
There is an open plan living, dining room and kitchen with air conditioning and heating. The kitchen is fully equipped for your self catering stay and for convenience has a washing machine, tumble dryer and dishwasher.
The living area has a flat screen TV with DStv / satellite channels and free Wi-Fi. There is a dining table where you can enjoy your meals.
Outside there is balcony with a table and chairs overlooking the marine waterways. Secure parking is available.

Reservations more than 30 days from arrival date requires a 50% deposit to confirm.
Reservations less than 30 days to arrival date require payment in full to confirm.
All balances are due 30 days prior to arrival.
Non-payment of any balance constitutes a cancellation.
Rates quoted are subject to availability.
All extra service costs are to be settled prior to departure.
CANCELLATIONS:
Deposit required to confirm and hold booking. Deposit to be paid within 48 hours of booking dates.
Dates/bookings will not be held for more than 48 hours and will be cancelled if there is no payment.
Cancellation 30 days prior to arrival a full refund of deposit paid will be refunded excluding a 10% administration fee.
Cancellation less than 30 days forfeits the full rental (at our discretion and dependent on circumstance)
Should a refund be agreed to, a 20% administration fee will be charged.
IMPORTANT NOTE:
We, nor any of its staff, will be held liable for a guest and/or a member of their party not obtaining the correct travel documents to enter the country. There will be no refund whatsoever should a guest and/or a member of their party be refused entry into South Africa. Please ensure you make yourself aware of the applicable laws of entry, most especially those travelling with a minor, without one or both parents.
INSPECTIONS AND VIEWINGS:
Atlantic Marina shall have the right to inspect the interior of the Premises, by reasonable prior notice.
The Guest shall permit viewings of the Premises at all reasonable times and by reasonable prior notice.
COMPLIANCE WITH APPLICABLE LAW:
The Guest shall not commit or allow on the Premises any act in contravention of any applicable laws or regulations.
INSURANCE:
The Guest shall not do anything that may void the property owner’s insurance in respect of the Premises and hereby indemnifies us and the property owner against any and all such uninsured risks and damages howsoever caused during the Guest’s occupancy of the Premises.
NUISANCE:
The Guest undertakes not to cause any nuisance to neighboring occupants and agrees that immediate eviction from the Premises may be otherwise enforced by the owner/agent at the Guest’s expense.
BREACH, APPLICABLE LAW, JURISDICTION AND LEGAL COSTS:
In the event of the Guest failing to pay the rental due hereunder on the due date thereof, or commit a breach of any of these terms and conditions, we shall have the right to give written notice to The Client requiring him to pay the rental or remedy such breach, as the case may be, within a reasonable time, where after shall have the right to terminate the occupancy of the Premises by the Guest and to retake possession of the Premises without prejudice to any claim which Atlantic Marina or the property owner may have for rent and/or damages The Guest hereby consents to the jurisdiction of the Magistrates Court of Cape Town. The laws of South Africa govern this occupancy agreement. The Guest shall be liable for our legal costs on a scale as between attorney and own client in the event that we have to take legal action to enforce the Guest’s obligations hereunder.
USE:
The Guest hereby undertakes and agrees that the Premises shall be occupied solely and exclusively as a self-catering holiday residence and that no business or profession shall be conducted therein. The Guest shall not allow the Premises or any portion thereof to be used or occupied by any person other than the persons named on this form.
BREAKAGES:
The Guest agrees that he will be liable for all damage to any part of the Premises or its contents howsoever caused during this occupancy.
LOST PROPERTY:
We will store lost property for a total of 3 months from date of departure, after that it is donated to a suitable charity. We do not courier/post/mail lost property. It is for the client/guest to arrange their own courier to collect lost property from our offices at the client/guest cost.
VACATION OF PREMISES:
The Guest undertakes that on the termination of his occupancy, he will vacate the Premises and deliver it to Atlantic Marina in a proper condition and in the same good order as received at the commencement of his occupancy.
LIMITATION OF LIABILITY:
We shall not be liable for any injury, damages or inconvenience to the Guest, members of his family, his employees, servants or visitors howsoever caused.
OCCUPANCY DURING DISPUTE:
In the event of us canceling this lease and the Guest disputing our right to cancel and remaining in occupation of the Premises, the Guest shall, pending settlement of such dispute either by negotiation or litigation continue to pay rental provided for in this occupancy agreement and we shall be entitled to accept and recover such payments and the acceptance thereof shall be without prejudice to and shall not in any way whatsoever effect our claim for cancellation then in dispute.
PARTIES / CELEBRATIONS:
No parties or celebrations are permitted on, within or surrounding the Premises without our prior written consent.
SALE OF PROPERTY:
The Guest agrees that we are a managing agent, and represents the owner of the Premises. In the event of the Premises being sold before the Guest is to occupy the property, or while the Guest is in occupation of the Premises, we will either move the guest to a property of equal standard, if available, or be entitled to terminate the Guest's occupancy provided that the Guest shall be entitled to a pro-rata refund of rental paid.
